Nobody will tell you over the phone, and rightly so: until someone has seen the plot and knows what house you want, any figure is a made-up number. What can be explained is what the cost depends on, and what people are paying in the province today.
What it really depends on
Size. A 90 m² house does not cost the same per square metre as a 200 m² one: the kitchen, bathrooms and installations cost much the same and are spread over more metres.
Specification. Between decent window frames and good ones there is a difference you notice every day, and on your bills. The same goes for flooring, the kitchen and the bathrooms.
The plot. A level plot with electricity and water at the gate is not the same as a sloping plot with no connections and the transformer four hundred metres away. This is where most budgets fall apart.
Installations. Heating and cooling, hot water, solar panels, wastewater treatment if there is no sewer. These decisions change the figure, and it pays to make them before signing, not halfway through the build.
What people are paying in the province today
This is construction cost: the finished house, without the plot, without taxes and without professional fees. It is not a sale price.
- Mid-range: between €1,500 and €1,900 per square metre built.
- High-end: between €1,900 and €2,400.
In March 2026 OCU, the Spanish consumers’ organisation, published a range of €1,563 to €2,182/m² for detached homes of 195 to 298 m², depending on specification and area. In September 2025 Sociedad de Tasación, a Spanish valuation firm, put the average construction cost of new homes in Spain at €1,323/m², the highest since 2020.
Beware of property portals. The €3,000 per square metre you see in a listing is a sale price: it includes the land and the seller’s profit. It is not what it costs to build.
And the land, on top
In the inland villages where we work, such as Aspe, Monforte del Cid or Hondón, an urban building plot with water and electricity at the boundary sells today for between €165 and €195 per square metre.
For rural land, 10,000 m² plots in the area are selling for between €3 and €6 per square metre. These are real sale prices, not what an advert asks.
How we do it
We don’t estimate: we commit. We see your plot, define the house with you and give you a fixed price, agreed in writing, with a completion date and a penalty if we overrun. From then on, what you sign is what you pay.
