Before we start
- Design and site supervision, for our standard homes. As you are the self-developer, the professionals’ invoices are in your name; the amount comes out of our price, so you do not pay twice
- We coordinate the whole process with the professionals, right up to handing over the keys
The house
- Reinforced concrete foundations, confirmed by the geotechnical survey of your plot
- Structure and reinforced concrete wall with insulation on both faces
- Roof and its waterproofing
- PVC exterior windows and doors with low-emissivity double glazing and an argon-filled cavity
- Partition walls, wall finishes and paint
- Electrical installation, plumbing, drainage and ventilation
- Ducted heating and cooling, and hot water from an aerothermal heat pump
- Fitted kitchen, with appliances according to the range you choose
- Complete bathrooms: sanitary ware, taps and shower screen
- Built-in wardrobes
- Water, electricity and drainage connections up to 5 metres from your plot boundary, where there is a mains network

The five metres of connections.
Water, electricity and drainage connections are included up to five metres, measured from your plot boundary. If your house sits further in and needs a longer run, it is measured on the plan and you are told the price before you sign, not afterwards.
On a rural plot with no mains network there is no connection to measure. Water, wastewater treatment and power are dealt with inside your plot, and they have their own section: what your plot needs.
The same goes for everything else on this page: where there is a limit, it is written in metres or units. A specific number can be checked. An adjective cannot.
There is a part of the budget the client does not choose.
The land chooses it. And it is worth knowing in advance, because that is where almost all of the surprises in this business are hidden.
If your plot is urban, there are usually only two things outside the house: any connection run beyond five metres, and closing off the street frontage with its gate.
If your plot is rural, there are things without which there is no occupancy licence and, quite simply, no way to live there: wastewater treatment, drinking water if there is no mains supply, power if the grid does not reach, the access track and the entrance gate.
We call it what your plot needs, and it has its own section in the quote, with a name and a quantity. Never hidden in a footnote.
To be fair: until we have seen your plot, this part is a range, not a figure. What we can commit to is when it stops being one: before you sign the building contract.
First an estimate. Then the number.
From the first conversation we give you an estimate of what your house costs, with the foundations that the vast majority of houses in the area have: reinforced concrete.
But the usual is not taken for granted by eye. Before building, a geotechnical survey of your plot is carried out, and with it your architect certifies that those foundations are sufficient, or states what is needed.
- If they are the usual ones, the estimate becomes a fixed price.
- If your ground calls for something else, you know with the survey in hand and before you sign the building contract, not with the excavation already open.
You commission the geotechnical survey yourself, as self-developer, and it is in your name. We tell you when to order it so that it arrives in time.
Three things, and each one measured.
No “pool included”. If there is a pool, its dimensions are written down.
Your grounds: perimeter fencing by the linear metre, paths, garden, zoned irrigation and outdoor lighting points.
Your summer: a pool with its dimensions, filtration and lighting, paving around it, an outdoor shower, a barbecue and a pergola.
Your peace of mind: a connected alarm, cameras and a video door entry system you can access from your phone, leak detection with automatic shut-off, and upkeep of the house while you are away.
Each one comes in three levels, and we always tell you which one we would choose.
And this is what is not included.
- The price of the plot.
- Professional fees, if your house is not one of our standard homes. For a bespoke design, the design and the site supervision are quoted separately.
- The building licence, the town hall fees, the notary and the registration of the new build. You are the holder of the licence and of the deed.
- The geotechnical and topographical surveys, which are in your name like the rest of the design.
- Taxes, which depend on each case.
- Retaining walls or earthworks if your land is on a slope.
- Furniture, beyond the kitchen and the wardrobes.
- The three packs above, if you do not ask for them.
